Four steps from landscape to share.

STEP 1 · MEASURE
Measure what the land does.
Soil cores, stream gauges and satellite passes quantify three services across all 1,200 acres: carbon held in soil and trees, water cleaned before it reaches the river, and floodwater the wetlands absorb.
Output: a health score from 0 to 100, re-audited every year.

STEP 2 · PRICE
Price the output.
Each service gets a per-acre annual value from what it would cost to replace: a treatment plant, a levee, a carbon offset. At full health the tract produces about $1,530 of services per acre each year.
Values are capitalized at 20× annual output (a 5% rate).

STEP 3 · SPLIT
Split it into shares.
The capitalized value is divided into 2,000,000 shares. Each share is a claim on the ecological performance of the whole tract, not on a plot of ground.

STEP 4 · HEAL
The price rises as the land heals.
Restore the wetland, replant the riparian strip, rebuild the soil — the audited health score climbs, service values grow, and the share price follows. Selling or developing the land adds nothing.
